How long does the approval process typically take after an application is submitted?

We utilize a third-party system to process application screenings. Once all required information is received, the screening is typically completed within 24 to 48 hours, depending on when the application is submitted.

What criteria are reviewed during the screening process?

During the application review process, the following main criteria are used to determine an applicant’s suitability for residency: credit history is checked through the appropriate credit bureau; the past two years of residential history are reviewed; income is verified; and criminal background checks are conducted for all applicants. Additional factors may also be considered as part of the overall evaluation.

What is the occupancy limit for each apartment home?

A maximum of two persons per bedroom, plus one child under the age of two, is allowed to occupy an apartment.

What is the 'community fee'?

In addition to the monthly rent and utilities, we charge all homes a flat monthly fee of $100. This includes services such as pest control, trash removal, door-to-door trash pickup five nights a week, recycling, and ready-to-use Wi-Fi in your home.

What is the pet policy?

A maximum of two pets is allowed per apartment, with a weight limit of 100 lbs per pet. There are no breed restrictions. A one-time, non-refundable pet fee of $300-350 is required at move-in, along with a monthly pet rent of $30 per pet. To promote responsible pet ownership, we require DNA registration for all dogs in the community.
